Short-term bridge financing for Colorado commercial properties in transition: lease-up, renovation, ownership change or pre-construction stabilization. Bridge loans close in 14 to 30 days, allowing investors and operators to move quickly on time-sensitive Colorado CRE transactions. Terms run 12 to 36 months with interest-only periods while the property reaches stabilization.
SBA 504 for Owner-Occupied CRE
Colorado businesses occupying at least 51% of a commercial property can use an SBA 504 loan to purchase the building with only 10% down. The 504 structure provides a fixed rate on the SBA-guaranteed debenture portion for the life of the loan.
