What is a DSCR loan in Arizona?
A DSCR loan is a type of investment property mortgage that qualifies borrowers based on the rental income a property generates rather than the borrower's personal income. DSCR stands for debt service coverage ratio: lenders divide the property's monthly gross rent by the total monthly mortgage payment (principal, interest, taxes, insurance and HOA if applicable). A ratio of 1.0 means the rent covers the payment exactly. A ratio above 1.0 means the property produces positive cash flow.
For Arizona real estate investors, DSCR loans remove the two biggest friction points in conventional mortgage underwriting: income verification and tax return review. Self-employed borrowers, investors with write-offs that reduce taxable income, retirees and high-net-worth individuals who prefer not to document personal income can all qualify based on what the rental property earns. Arizona's population growth has fueled consistent rent increases across Phoenix, Tucson and the surrounding suburbs, making it one of the stronger DSCR markets in the Southwest.
Arizona DSCR loans are business-purpose mortgages available on non-owner-occupied single-family homes, condos, townhomes, 2-4 unit properties and in some cases 5-plus unit multifamily. They are not consumer loans and do not require the property to be your primary residence. Buckle Up Capital is a broker, not a lender. We connect Arizona real estate investors with DSCR lenders in our network who compete to fund your deal.
DSCR loan requirements in Arizona
Arizona DSCR loans do not require income documentation, but they do have clear qualification criteria. The most important number is the DSCR itself. Standard programs require a minimum DSCR of 1.0, meaning rent must equal or exceed the total monthly mortgage payment. Some programs in our network offer reduced DSCR down to 0.75 for borrowers with strong credit and larger down payments.
Loan-to-value limits follow investment property conventions: up to 80% LTV on purchases (20% down) and up to 75% LTV on cash-out refinances. Loan amounts range from $100,000 to $3 million through our capital sources. Phoenix and Scottsdale properties at higher price points are accommodated within these limits.

When Arizona DSCR loans fit
Phoenix metro buy-and-hold
Phoenix has been one of the fastest-growing metros in the US with strong population in-migration from California, the Midwest and the Pacific Northwest. Rents have grown consistently, supporting strong DSCR ratios on properties purchased at current market prices.
Short-term rentals in Scottsdale and Sedona
Scottsdale resort demand and Sedona's tourism market generate premium Airbnb income year-round. Trailing 12-month platform income qualifies for DSCR calculation on properties in permitted STR zones.
Tucson military and university demand
Davis-Monthan Air Force Base and the University of Arizona create two distinct reliable tenant pools. Military families and graduate students provide consistent occupancy with predictable lease cycles.
Portfolio expansion across Arizona markets
DSCR loans do not count against conventional loan limits. Investors scaling across Phoenix, Tucson, Mesa, Chandler, Gilbert and Peoria close multiple deals on rental income alone.
Arizona markets we serve
Phoenix / Maricopa County
Largest Arizona market. Population growth from California in-migration continues to support rent growth in suburbs like Mesa, Chandler and Tempe.
Scottsdale
Resort and luxury market. Premium short-term rental income near Old Town Scottsdale and TPC Scottsdale. Higher price points but strong DSCRs from nightly rates.
Tucson
Most affordable major Arizona market. Davis-Monthan AFB and University of Arizona create dual tenant pools with low vacancy rates.
Mesa / Chandler / Gilbert
East Valley suburbs with family rental demand. Boeing, Intel and manufacturing employment support steady working-class rental income.
Peoria / Surprise / Goodyear
West Valley suburbs. Spring training market (Chicago Cubs, Cleveland Guardians, Cincinnati Reds) adds short-term demand. Affordable long-term rental stock.
Flagstaff / Sedona
Northern Arizona tourism and university markets. NAU enrollment in Flagstaff, Sedona resort demand. Strong STR income in both markets.
Short-term rentals and the Arizona STR market
Scottsdale and Sedona are two of the strongest short-term rental markets in the Southwest. Scottsdale resort demand peaks during spring training, major golf tournaments and the spring break travel season. Sedona attracts wellness and outdoor tourism year-round. Both markets generate nightly income well above what a long-term lease would produce on comparable properties, creating DSCR ratios that frequently support loan qualification with room to spare.
Capital sources in our network that support short-term rental DSCR financing use a trailing 12-month income report from the platform (Airbnb, VRBO or a licensed property management company) to calculate annual gross rental income. That income is divided by 12 to determine the monthly figure used in the DSCR calculation. Investors should confirm that their target property is in an STR-permitted zone before relying on short-term income for qualification.
For investors comparing a long-term rental in Tucson to a short-term rental in Scottsdale, the DSCR calculation methodology differs. Long-term rental DSCR uses a signed lease or market rent opinion. Short-term rental DSCR requires platform income history. Both approaches are available through our capital sources. We help you pick the right program based on how the property is actually operated.
