What is a DSCR loan in Virginia?
A DSCR loan is a type of investment property mortgage that qualifies borrowers based on the rental income a property generates rather than the borrower's personal income. DSCR stands for debt service coverage ratio: lenders divide the property's monthly gross rent by the total monthly mortgage payment including principal, interest, taxes, insurance and HOA fees. A ratio of 1.0 means the rent covers the payment exactly. A ratio above 1.0 means the property produces positive cash flow after debt service.
For Virginia real estate investors, DSCR loans are particularly valuable because of the state's diverse borrower population. Northern Virginia has a high concentration of federal government employees, defense contractors and technology workers whose income structures, write-offs or security clearance documentation can complicate conventional mortgage underwriting. Richmond attracts self-employed investors and developers working the city's gentrification corridors. Hampton Roads serves investors financing properties to military families on short-duty assignments.
Virginia DSCR loans are business-purpose mortgages for non-owner-occupied investment properties. They are not consumer mortgages and do not require the property to be your primary residence. DSCR loan requirements in Virginia
Virginia DSCR loans do not require income documentation, but they have clear qualification criteria. Understanding these requirements lets you know whether your deal qualifies before you apply.
The most important number is the DSCR itself. Standard programs require a minimum DSCR of 1.0, meaning rent must equal or exceed the total monthly mortgage payment. Some programs in our network offer reduced DSCR down to 0.75 for borrowers with strong credit and larger down payments. Virginia's diverse rental markets, from NoVA's high-rent corridors to Richmond's university neighborhoods, mean properties in well-selected submarkets typically qualify above the threshold.
Loan-to-value limits follow standard investment property conventions: up to 80% LTV on purchases and up to 75% LTV on cash-out refinances. The single biggest difference between qualifying for a DSCR loan versus a conventional loan is that there is no personal income check. The lender does not calculate your debt-to-income ratio, verify your employment or request W-2s and tax returns. The property is the collateral and the primary qualifying factor.
This is especially relevant in Northern Virginia, where many borrowers are federal government employees or contractors with income that is difficult to document conventionally due to security clearances, contracting structures or schedule variations. A DSCR loan sidesteps all of that friction. If the rent covers the payment, the underwriting focus moves to the property, the credit score and the down payment.

Northern Virginia is home to one of the densest concentrations of federal government employees and defense contractors in the country. Many of these borrowers have complex income structures that make conventional mortgage qualification difficult. DSCR loans qualify on what the property earns, not the borrower's W-2 or tax returns.
Military rental demand near Hampton Roads
Naval Station Norfolk is the largest Navy base in the world. The surrounding Hampton Roads market generates consistent rental demand from military families on orders who need housing quickly. That figure is divided by 12 to produce the monthly income used in the DSCR calculation. Virginia Beach properties on or near the Oceanfront with established booking histories often qualify at DSCR ratios above 1.25, which can support better loan terms than a comparable long-term rental would achieve.

Quantico Marine Corps Base adds military family rental demand. Acquisition costs are significantly lower than inner NoVA while rents remain strong, which produces attractive price-to-rent ratios for DSCR investors.

Western Virginia secondary markets offer the most affordable price points in the state with improving fundamentals. DSCR loan rates and terms in Virginia
DSCR loan rates in Virginia start around 6.99% as of the current market. The actual rate you receive depends on your credit score, the property type, the loan-to-value ratio, the DSCR itself and the loan term you choose. Rates move with the broader mortgage market and are generally 0.5 to 1.5 percentage points above comparable primary-residence conventional mortgage rates due to the investment property risk adjustment.
Rate adjustments favor borrowers with higher credit scores, lower LTV and stronger DSCR ratios. A borrower with a 740 credit score putting 30% down on a NoVA rental property with a 1.3 DSCR will price meaningfully better than a borrower at 620 with 20% down at a 1.0 DSCR. Term options include 30-year fixed, 5/1 and 7/1 ARM products and interest-only periods of up to 10 years on select programs.
