When a rental property investor approaches a bank for financing, the first question is: "What's your income?" The answer, a mix of W-2 employment, K-1 pass-through income and Schedule E rental losses from depreciation, rarely reflects the investor's actual financial position. The bank declines, or approves a fraction of what the investor needs.
DSCR loans solve this by asking a different question: "Does the property pay for itself?" If the rent covers the debt service, the investor qualifies regardless of personal income, employment status or tax structure.
This guide explains the DSCR formula from the ground up, walks through how to use the DSCR calculator on our site, and covers exactly how capital sources in our network underwrite these loans. What Is a DSCR Ratio?
DSCR stands for Debt Service Coverage Ratio. It is a single number that expresses how well a property's rental income covers its debt obligations.
The higher the DSCR, the stronger the property's cash flow position relative to its financing costs. A DSCR of 1.0 means rent exactly equals the debt payment. That is break-even. A DSCR of 1.25 means rent is 25% higher than the payment, a comfortable margin. A DSCR below 1.0 means the property is cash-flow negative: the investor must contribute out-of-pocket each month to cover the payment.
Capital sources use DSCR to evaluate risk without looking at the borrower's personal income. From the capital source's perspective, a well-cash-flowing property is collateral that services its own debt. This is fundamentally different from a loan reliant on a borrower's employment continuing.
In the rental lending market, DSCR has become the dominant qualification metric for non-owner-occupied single-family, duplex, triplex, quadplex, and small multifamily properties (1 to 4 units; some programs extend to 5 to 8 units). Larger multifamily (5+ units) uses net operating income (NOI) and debt service coverage, but those are typically structured as commercial real estate loans, which are a separate product through our network.
How the DSCR Formula Works
Formula:
DSCR = Gross Monthly Rent ÷ Monthly PITIA
PITIA = Principal + Interest + Taxes + Insurance + Association dues (HOA, if applicable)

Important notes on the formula:
- Most programs in our network use gross scheduled rent, meaning what a tenant pays before vacancy or management fees. Some programs use effective gross income (after vacancy factor).
- For short-term rentals (STR), some capital sources apply a 75% haircut to average STR income to account for seasonality and vacancy risk. Others use 100% of projected market rent from the appraisal.
- For vacant properties, most programs use the appraiser's market rent estimate rather than zero, which allows investors to purchase and finance properties that aren't yet leased.

Quick manual calculation:
If a property rents for $2,200/month and you're looking at a $225,000 loan at 7.5% rate on a 30-year amortization, your monthly P&I is approximately $1,573. Add $350/month taxes and $120/month insurance = PITIA of $2,043. DSCR = $2,200 ÷ $2,043 = 1.08, qualifying at most programs.

What DSCR Do Capital Sources Look For?
Programs in our network have different DSCR thresholds. Here's how to read the landscape:
Standard programs (most investors qualify here):
- DSCR minimum: 1.0, meaning rent must at minimum equal the payment
- Available for single-family, 2 to 4 units, warrantable condos
- LTV: up to 80% purchase, 75% cash-out refinance
- Rates from 6.99%
Specialty programs (for lower DSCR situations):
- DSCR minimum: 0.75, available with stronger equity positions (lower LTV)
- Typically capped at 70 to 75% LTV to offset cash-flow risk
- Useful for markets where cap rates are compressed and rental yields are thin
No-DSCR / SOFR programs:
- Some programs waive the DSCR calculation entirely and qualify purely on LTV, credit, and property type
- Less common, typically for investors with very strong equity (50%+ equity in the property)
DSCR floors affect the loan amount you can get. If your DSCR is 1.0 exactly at 80% LTV, you're at the edge of most programs. If you want more certainty, lower the LTV request to 75%. DSCR Loan Requirements
DSCR programs through our network have streamlined qualification compared to conventional loans. Here's what to expect:
Property eligibility:
- Non-owner-occupied residential: single-family, 2 to 4 units, condo, PUD
- Some programs extend to 5 to 8 unit residential (verify with capital source)
- Must be in rentable condition, with a functional kitchen, bathrooms, no major safety issues
- Non-warrantable condos: some programs available, others excluded
Borrower requirements:
- Entity ownership: most programs require or strongly prefer LLC, LP, or corp
- Credit: minimum 680 for most standard programs; 660 minimum for some specialty programs
- Experience: no minimum required for most programs; some portfolio programs prefer prior rentals owned
- No minimum income or employment verification required
Documentation:
- Property address and purchase contract or existing deed
- Current lease or rent schedule (or appraiser's market rent if vacant)
- Entity operating documents (Articles, Operating Agreement)
- 3 months bank statements
- Insurance quote or binder
- Government-issued ID
No tax returns. No W-2. No income verification. That is the core value proposition of DSCR financing.
How to Improve a Low DSCR
If your DSCR calculation comes in below 1.0, or only marginally above, there are several strategies before you abandon the financing:
1. Reduce the loan amount. Borrowing less means a lower payment, which lifts the DSCR. If you're targeting 80% LTV and the DSCR barely clears 1.0, try 75% LTV. The lower payment may push you well above the threshold.
2. Negotiate a lower rate or interest-only term. Some DSCR programs offer interest-only options with no principal amortization for a set period. This significantly reduces the monthly payment and lifts DSCR. Ask about IO options through our network if you're on the margin.
3. Increase the rent. If the property is vacant, a lease at market rate before closing improves your DSCR. An appraiser's market rent estimate is also acceptable at most capital sources, but having a signed lease is cleaner.
4. Pick a different program. Not all capital sources use the same DSCR floor. Some specialty programs allow 0.75 DSCR for investors with strong equity. We match your deal to the capital source whose guidelines fit your property.
5. Use a different property. If the DSCR is too low on one property, it doesn't mean DSCR does not work for you. It may mean this specific property isn't a fit for DSCR financing at this price. Our team can run a quick analysis and tell you within minutes whether a property is a DSCR candidate.
DSCR Loans vs Conventional Rental Loans
Why would an investor choose DSCR over a conventional 30-year mortgage? Several reasons:
Income documentation. Conventional rental loans require full personal income qualification, including W-2s, tax returns and debt-to-income ratios. Investors who use depreciation aggressively often show paper losses on their rentals, which depresses conventional qualification even though cash flow is positive. DSCR ignores personal income entirely.
Scale. Conventional programs typically cap at 10 financed properties. DSCR has no such limit. Investors can hold dozens of rentals financed through DSCR programs in our network without hitting an arbitrary ceiling.
Entity ownership. Conventional loans are primarily available to individual borrowers. DSCR loans are designed for entity ownership (LLC), which is appropriate for investment properties and provides liability separation.
Speed. DSCR closes in 21 to 30 days through our network. Conventional rental programs often take 30 to 60 days with the additional documentation and underwriting requirements.
Trade-off: DSCR rates are typically 50 to 150 basis points higher than a comparable conventional investment property loan. Investors pay a modest rate premium for the qualification flexibility and portfolio scalability.

What is the minimum DSCR required to qualify?

Can I get a DSCR loan if the property is currently vacant?
Yes. Most programs in our network will use the appraiser's market rent estimate to calculate DSCR for vacant properties. The appraiser determines what the property would rent for based on comparable leases in the area. Some programs require a signed lease before funding. Does a DSCR loan require a personal income verification?
No. DSCR loans qualify on the property's rental income, not the borrower's personal income. No W-2, tax returns, or income documentation is required for most programs in our network. This is the primary reason active real estate investors use DSCR financing over conventional loans.
What credit score is needed for a DSCR loan?

Can I do a cash-out refinance using DSCR?
